The six-stage model

Successful energy and water programmes follow six stages: Measure → Connect → Analyse → Detect → Control → Optimise. Each stage has clear technical choices.

Measure

  • Main incomers and sub-distribution boards
  • Major HVAC equipment and chillers
  • BTU meters for chilled water
  • Bulk and tenant water meters
  • Tank levels and pump status

Connect

LoRaWAN-native meters are ideal for new installations. For existing meters, Modbus, M-Bus and pulse converters provide a retrofit path. Coverage in electrical rooms and basements is verified by RF assessment; LoRa Mesh covers the hardest locations.

Analyse and detect

  • Night-time and weekend base-load analysis
  • Continuous-flow leak detection
  • Tank level anomalies and overflow alerts
  • Maximum-demand peaks
  • Water balance between bulk and sub-meters

Control and optimise

Downlink commands can close valves, switch pumps or adjust thermostats. Findings feed energy-saving projects, tenant reports and CAFM work orders, closing the loop between data and action.
